To get a sense for where most of the MLS activity occurs, I searched our local MLS for all actives, pendings, and sales from 1/1/2017 to 11/23/2018, in all of Chaffee County. There were 2,008 real estate listings.



Here's the detailed breakdown by city/town/community, according to our MLS. (I added links for more info about the more obscure locations):
- 831 Buena Vista (including Johnson Village)
- 792 Salida
- 186 Nathrop
- 151 Poncha Springs
- 13 Maysville (about 6 miles west of Poncha Springs)
- 12 Turret (about 12 miles north of Salida)
- 8 Garfield (about 12 miles west of Poncha Springs, near Monarch ski area)
- 6 Granite (about 17 miles north of Buena Vista)
- 5 Alpine (about 13 miles west of Nathrop)
- 4 St. Elmo (about 17 miles west of Nathrop)

Home Prices In Chaffee County

This chart shows the median prices for single family homes in all of Chaffee County, as well as in the 3 biggest towns in the county: Buena Vista (central Chaffee County), Nathrop (adjacent to Buena Vista and just south), and Salida (southern Chaffee County). Please note:

- Overall Chaffee County (orange line) is in the middle, as you'd expect
- Buena Vista (blue line) is less expensive than overall Chaffee County
- Salida (dark green) is more expensive
- Nathrop (red line) bounces around a lot but tends to be more expensive
